As per MHADA, the cheapest apartment of 258 square feet carpet area costs ₹9.89 lakh. The flat with carpet area of 667 square feet is worth ₹49.81 lakh.
The Maharashtra Housing and Area Development Authority (MHADA) has announced the lottery for 5,311 budget homes in Thane, Palghar and Raigad districts and satellite towns of Mumbai. The flats are priced between ₹9 lakh and ₹49 lakh.

Out of these, more than 1,000 flats are being sold under the Pradhan Mantri Awas Yojana. The Centre has limited the scheme to families having annual income between ₹3-6 lakh for this scheme. As a result, it is expected that there will be more applicants for the MHADA scheme.
The last date for filling online form is October 16 and the last date for payment acceptance is October 18. The lottery announcement will be made on November 7.

According to the notification, these flats have a carpet area between 258 square feet and 667 square feet. As per MHADA, the cheapest apartment of 258 square feet carpet area costs ₹9.89 lakh. Pune and Mumbai lottery

The latest notification comes month after the Mumbai lottery 2023. On September 6, the MHADA’s Pune board had announced lottery to sell 5,863 budget homes in Pune, Sangli, Solapur and Kolhapur. Out of these 5,863 homes, 2,445 are being sold on first come, first served basis.

THE MUMBAI Board of Maharashtra Housing and Area Development Authority (MHADA) has extended the participation time period for the affordable housing lottery draw for a total of 4,072 houses till July 10. The earlier deadline was June 26. The lottery draw application submission started on May 22.

Till 6pm on June 24, the Mumbai Board received 80,578 applications while 55,874 applicants made the deposit payment confirming their participation in the lottery draw. In the previous lottery draw held by Mumbai Board, it had received over a lakh applications from interested homebuyers. However, this time despite having over 4,000 houses, the housing authority has received less participation so far. Therefore, the authority has extended the time for participation in the lottery. It is also the first time that MHADA has adopted a complete online procedure for lottery application eliminating human interference in the system.
According to the officials of MHADA Mumbai Board, interested homebuyers can make online submission of their application till 6pm on July 10 and can make online deposit payment by 11:59pm as per the revised timeline. Whereas on July 17, the board will disclose the list of names of applicants on its website https://housing. mhada. gov.in and till 3pm on July 19, suggestions and objections can be filed, if any. Thereafter on July 24, the final list will be disclosed of lottery participants. However, the lottery draw date and time will be disclosed later by MHADA. Previous lottery draw was to be held on July 18.
In the 4,072 houses called for lottery this time, houses under the Pradhan Mantri Awas Yojana (PMAY) scheme have also been included. The cost of the houses have been fixed after deducting a subsidy of Rs 2.5 lakh. Houses under various other redevelopment schemes of MHADA are also part of the lottery.
The lottery houses are available in Pahadi-Goregaon West, Antop Hill, Kannamwar Nagar, Lokmanya Nagar-Dadar, Antop Hill-Wadala, Siddharth Nagar-Goregaon West, D N Nagar-Andheri West, etc.

The Maharashtra Housing and Area Development Authority (MHADA) has so far obtained 6,214 confirmed participants in the lottery draw for its housing scheme. These participants have paid the minimum deposit amount for the selected scheme of houses, as a total of 13,650 people have registered so far, said MHADA.
This shows that at least three persons are competing for one house, officials said, adding that the number would go up further.
The last lottery draw held by the Mumbai board of MHADA, held in 2018, has recorded more than 1 lakh applications. Following this, the Mumbai board stopped lottery draws as it was out of enough housing stock.
This year, the authority has called for the lottery draw for a total of 4,083 houses across the city. This year’s lottery draw will be held at Bandra’s Rangsharda Hall, at 11 am on July 18.

The houses would only be available for people from the economically weaker section (EWS), besides lower and middle income groups. Those interested need to register for the lottery draw by submitting Aadhar card, PAN card and residence proof as primary documents, and thereafter, pay the deposit amount. The last date for payment for different house schemes is set on June 28, and registration deadline for the same till 11:59 pm on June 26.
MHADA has made the application process completely online, eliminating human interference, this year. The new system would prevent duplication of houses as it will automatically identify the winners, and people who have already won homes through the lottery draw earlier would not be able to apply again, enabling MHADA to achieve its ‘Housing For All’ mission — led by the Union government — successfully, said officials.
Meanwhile, the cost for homes have been set from Rs 34 lakh for a small apartment in Vikhroli to Rs 4 crore for large flats in Juhu, and Rs 7 crore in Tardeo — costliest house offered by MHADA under the high-income category.
The houses available are in prime areas of Mumbai, including Pahadi Goregaon, Lokmanya Nagar Dadar, Antop Hill-Wadala, Goregaon, D N Nagar Andheri, Pantnagar Ghatkopar, Kannamwar Nagar Vikhroli, Charkop, Malad, Kandivli, Borivli, Mulund, Tardeo, Juhu, Mankhurd among other places.

Maharashtra Chief Minister Eknath Shinde on Thursday launched an online lottery for 5,211 affordable houses by the Pune Housing and Area Development Board, a component of the state housing development authority, in various housing schemes in Pune, Solapur and Kolhapur districts.

During the virtual launch of the lottery, Shinde asserted that the state government was committed to making affordable houses of high quality available to the common man through the Maharashtra Housing and Area Development Authority (MHADA).

The digital draw of the lottery was launched by chief minister Shinde and Deputy Chief Minister Devendra Fadnavis in the committee hall of Maharashtra Vidhan Bhawan.

Shinde said that the government has been trying to remove the obstacles in the construction of affordable homes and added that he believed the scheme would help fulfil the housing aspirations of the common man. “The state government is trying to hasten housing schemes in the future,” he said.

Affordable rate, transparent computerised lottery, excellent quality of flats and reliability are some of the features that have led to the MHADA lottery getting an enthusiastic response from citizens – there were 72,000 applications for 5,211 flats, Shinde added.

“Prime Minister Narendra Modi has resolved to provide housing for all under the Pradhan Mantri Awas Yojana (Urban),” Shinde said.

Shinde and Fadnavis also unveiled an information booklet giving detailed information about the draw to the applicants. This booklet will be available on the MHADA website: https://mhada.gov.in.

In the draw, 2,088 flats were made available under the 20 per cent comprehensive housing scheme. Five hundred and seventy five flats under Pune Municipal Corporation, 1,513 flats under Pimpri Chinchwad Municipal Corporation, 279 flats under MHADA Housing Scheme and 170 flats under Pradhan Mantri Awas Yojana were made available for sale. Also, 2,675 flats were made available for sale under the first-come, first-priority MHADA housing scheme.

The Maharashtra Housing and Area Development Authority (MHADA) cancelled the second lottery draw scheduled on October 20. The authority was to distribute transit accommodation and actual houses in new upcoming rehab buildings for the residents of the Bombay Development Directorate (BDD) Chawls of Worli, Naigoan and NM Joshi.

The cancellation was done following a grievance put up by a few residents. They explained that those families who are having more than one house, how they would be given houses in these lottery draws. Currently, these families are having houses adjacent to one another. While in the said lottery scheme, they may get houses in different wings, floors, etc causing inconvenience.

The General Secretary of the Akhil BDD Chawl Badekaru Hakk Sanrakshan Samiti (Residents Association) Kiran Mane said: “The aggrieved residents sent a letter to the MHADA Chief Executive Officer (CEO) on October 18. This caused the cancellation of both the trial run of the lottery draw scheduled on October 20.

Mane added: “Retired IAS officer Johnny Joseph, who is the appointed advisor of the BDD Chawl redevelopment project, was also present wherein it was decided to ask the National Information Centre (NIC) how this said issue can be addressed.”

MHADA held the first lottery draw for 272 tenants of NM Joshi Marg. In this lottery draw, the houses that the residents will be given in new projects were disclosed.

Mane said, “The second lottery draw was to be held to distribute transit houses and also to disclose in which building and floor in the ongoing redevelopment project they will have their new flats. But this has been delayed now for technical reasons.”

In the said cancelled lottery draw, tenants of five buildings from Naigoan, 10 buildings from NM Joshi, and two buildings from Worli were expected to get the information of both transit and actual houses.

The Maharashtra Housing and Area Development Authority (MHADA) has recently increased the cost of its 2018 lottery houses by Rs 3.5 lakh. It is issuing letters to winners intimating about the cost escalation. “The rise in the actual cost of houses is due to the delay in construction and therefore the allotment of houses also have been affected greatly,” said officials of the MHADA Mumbai board.

The unexpected cost escalation of MHADA lottery houses after two years of winning the lottery scheme has left the winners in shock. These lottery winners have already been delayed the possession of their flats.

The Mumbai board of MHADA in 2018 held a lottery draw for 265 houses located in Mankhurd. These houses were sold out in LIG (Lower Income Group) scheme. At that time the houses were priced at Rs 24 lakh. However, now due to cost revision, the winners will have to pay nearly Rs 27-28 lakh.

Interestingly, MHADA calls housing lottery draw so it can provide affordable homes to people. But now with the change in cost, several homebuyers have raised doubts. While the MHADA officials asserted that homebuyers are already informed at the time of applying in the lottery that the cost of houses may vary as per the market condition.

Meanwhile, the housing experts however have expressed disappointment over the MHADA decision. Anand Gupta, one of the real estate experts said, “Why homebuyers should suffer for the delay in construction caused by the developer, in this case. Instead of imposing an additional cost to homebuyers/lottery winners, the developer should be asked to pay the extra cost which MHADA has to bear. Already, MHADA homebuyers are from middle-income group and increasing the cost by a few more lakhs will surely burn holes in their pockets.”

Reportedly, due to no adequate housing stock in Mumbai, the board after the 2018 lottery draw could not conduct another housing lottery till date. Despite receiving lakhs of applications from homebuyers MHADA till date unable to meet the rising demand. Though it is currently constructing houses in the Goregaon Pahadi area, but it will take few more years. Therefore, homebuyers will have to wait.
