CIRCULAR
Subject: Safety status of MIG Flats at Sector-168, Dwarka and extension of payment schedule under DDA Premium Housing Scheme-2025.
The Delhi Development Authority (DDA) launched the Premium Housing Scheme – 2025 on 26.08.2025 for sale of HIG, MIG and LIG flats and Car/Scooter Garages at various locations in Delhi through a-Auction in online mode on an “as is where is” basis. Under this scheme, 24 MIG flats at Sector-168, Dwarka were offered for sale.
An incident of blast occurred in the basement of a tower of Triveni Heights Society, Sector-168, Dwarka on 05.10.2025, reportedly due to an increase in groundwater level. Subsequently, a joint inspection of the Lower Basement (B- 1) was carried out on 08.10.2025 by the Engineering Department along with representatives of Delhi Jal Board (DJB), Delhi Police, Municipal Corporation of Delhi (MCD), Indraprastha Gas Limited (IGL) and Revenue/DDMA (South-West District).
The purpose of the inspection was to assess structural stability of the basement and adjoining areas, examine damage caused by the explosion and prolonged waterlogging, identify the source of water ingress, check for gas leakage or sewer line faults, and recommend immediate and long-term safety measures.
During the inspection, it was observed by all members of the joint inspection team that the basement and adjoining structures are structurally safe. No gas leakage or smell was detected. The incident was assessed to have possibly occurred due to an increase in groundwater level. DDA is undertaking all necessary works as advised by the expert agency to ensure long-term safety and a permanent solution to the issue.
Representations received from the allottees of MIG flats at Sector-168, Dwarka regarding extension of the last date of payment and concerns related to structural safety, habitability and long-term sustainability were examined by the competent authority. The joint inspection report dated 08.10.2025, based on visual
inspection, was shared with the allottees through email dated 03.01.2026, reiterating that the structures are safe and that remedial works are being carried out by DDA
With the approval of the competent authority, the interest-free period for payment by the allottees of MIG flats at Sector-168, Dwarka under the Premium Housing Scheme–2025 has been extended up to 10.02.2026. A further period of 30 days is allowed for payment with simple interest @ 10% per annum w.e.f. 11.02.2026, as communicated vide Circular dated 16.01.2026.
In view of the above, the representations submitted by the allottees stand disposed of accordingly.
